Tama County 79 Acres m/l to be auctioned off on Tuesday, July 16, 2024 at 10:30 a.m. Live Auction will be held at Traer Golf & Country Club located at 1673 Hwy 63 in Traer, Iowa.

Sold as one Tract to the highest bidder.

From Traer, go north 2 miles to 155th St., turn west, go two miles, and the farm is on the North side of the road.

PROPERTY TAXES
Property taxes will be prorated to the date of closing.
No survey will be provided. Final purchase price will be sold using taxable acres as the multiplier.
Farm is open for 2025 crop year. Subject to current 2024 lease. Buyer will receive September 2024 rent payment. Full possession on March 1st
2025.
Final sale is subject to approval or rejection by the seller. Immediately upon conclusion of the auction, the high bidder will enter into a real estate
sales contract. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.
10% earnest money payment via good check is required on the day of the auction. All funds will be held in Huff Land Company’s trust account.
Remaining balance will be due at closing.
Closing to take place on or before Tuesday, August 13th, 2024.
All mineral rights owned by the seller will convey to the buyer.
