LAND AUCTION
82 Acres m/l in Grundy County, Iowa, is to be auctioned off on Friday, November 1, 2024, at 9 a.m. Live auction will be held at Dike City Hall located at 540 Main Street in Dike, Iowa.

AUCTION METHOD
Sold as one Tract to the highest bidder.

LAND LOCATION
From Dike, go South on U Ave. (Black top) 2 miles to 190th St. turn west go one mile and turn South on T Ave. the farm is 1/4 down on the east side of the road.

TRACT
Owned by Lola D. Clapp Revocable Trust. Current tenant has done an excellent job keeping the farm up, 5 years of lime applied fall 2021 and 2 years of fertilizer applied fall 2023.

PROPERTY TAXES

Farm is open for 2025 crop year. Subject to current 2024 lease. Seller will retain entire 2024 crop rent. Full possession on March 1, 2025.

Final sale is subject to approval or rejection by the seller. Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

10% earnest money payment via good check is required on the day of the auction. All funds will be held in Huff Land Company’s trust account. Remaining balance will be due at closing.

Closing to take place on or before Monday, December 2, 2024.

All mineral rights owned by the seller will convey to the buyer.
