213 Acres m/l in Palo Alto County, Iowa, is to be auctioned off on Tuesday, October 22, 2024, at 10:00 a.m. Live auction will be held at the VFW located at 3205 Main Street in Emmetsburg, Iowa.

One Tract sold to the highest bidder subject to Tenants 60 day right of first refusal.

Directly across from the Iowa Lakes Community College, on the North side of College Drive.

Owned by the Van’s Velde Corporation. The farm is open for the 2025 crop season. Full possession will be 3/1/25. The non-tillable acres have quite a bit of value with mature trees and are on a hard surface road that could possibly make for nice building lots. Seller retains entire 2024 farm rent.

PROPERTY TAXES

Final sale is subject to seller approval or rejection. Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with Huff Land Company the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing. 10% earnest money payment via good check is required on the day of the auction. All funds will be held in Huff Land Company’s trust account. Remaining balance will be due at closing.
